Cancellation Policy
Cancellation Policy is 100% refund if canceled at least 30 days before arrival date, and 50% refund if canceled at least 14 days before arrival date. For cancellation notices received less than 14 days prior to arrival date, Tenant will be liable for 100% of the rental amount per property reserved.Villa Pricing Difference
The reason that the prices vary is due to the villa’s proximity to the water and its water views.We have 9 identical 3 bedroom 3.5 bathroom villas on our property available for rent. We are a waterfront property located right on the Florida Bay. The villas starting at the beginning of our property are our Key Lime Villas 1, 2 & 3 which are the starting rate. The next group of villas are our Conch Villas 4, 5 & 6 which have a higher nightly rate than the Key Lime Villas due to having more of a view & are closer to the water & pool area. Lastly, we have our Bay Villas which is our group of villas closest to the water and has the best views.
Villa Layout
Downstairs: front porch, living room, kitchen, half bathroom, bedroom with a queen bed & private bathroom.Upstairs: Full size washer & dryer, hallway closet, a bedroom with a king bed and private full bathroom, a bedroom with a king bed, private full bathroom & balcony.
Toiletries
We provide starting amounts of toiletries in each full bathroom: shampoo, conditioner, body gel, and lotion. We do not provide extra supply once tenant has run out.
Paper Products
We provide starting amounts of paper towels, toilet paper, trash bags, dish detergent, laundry detergent, cleaning supplies.We do not provide extra supply once tenant has run out.
Coffee Maker
Each villa has a Keurig coffee maker, and we supply 6 starting pods.We do not provide extra supply once tenant has run out.
Cooking Utensils
Each kitchen has place settings for 8 people: cutlery, drinking glasses, plates & bowls.We also provide the following: serving utensils, cooking utensils, pots, pans, baking sheet, cutting board, assorted knives, mixer, mixing bowls, serving bowls, colander, blender, juicer, toaster.
Linens
All villas come with clean linens which are freshly made on each bed (sheets, comforters & pillowcases), and 3 additional blankets in the villa.Towels
Each full bathroom has its own set of bath towels, hand towels, and wash cloths.Each villa is equipped with 6 beach towels, located in the upstairs hallway closet.
Hair Driers
We provide 1 hair drier per bedroom (3 per villa).Daily Housekeeping
We do not provide any daily housekeeping.Upon request, we can schedule a mid-stay clean. This service includes fresh linens, re-stocked towels, and a touch up of all countertops and floors. A mid-stay clean is an additional cost of $200.00.
BBQ Grill
We have one grill on property, and the use of the grill is first come first serve. It is a gas grill, and we provide the propane.Pool
We have one pool on property.Our pool can be heated and chilled for the appropriate time of the year.
We provide lounge chairs, 3 high top tables, outdoor shower, and pool house bathrooms.
Boat Dockage
Boat dockage not included with rental.You must check availability. Boat dockage must be reserved at the time of booking if dockage is available. No Trailer storage on property. No boat ramp on site.
